Ideal Capital Investments' focus is on good "uncontrollables" with bad "contollables". In other words, we are looking for the ability to add value through elements that are changeable or controllable and avoiding undesirable situations that are outside our ability to positively affect. The most important "uncontrollable" is location.

 

Our strategy consists of acquiring C and B class multifamily properties in locations whose quality preferably exceeds the property's. We perform extensive market analysis to identify markets across the U.S. that are recovering and are showing signs that they will perform well for mutlifamily owners. After initial high level quantitative research merits further analysis, we have a systematic approach to entrenching in a market whereby we visit the market to become thoroughly acqainted with the micro location dynamics (some markets are very spotty and and can change from block to block) and developing strong local relationships that will both assist us in acquiring properties and also provide us with local intel about a property we are considering.



We make our money when we buy. We do not buy our investments based upon “projections or assumptions”. While there is a level of assumption involved in most every business decision, ICI strives to minimize the assumptive portion of all investment decisions.

We are very conservative in our approach. There is a meaningful difference between good deals and great deals. With that in mind, we take pride in conducting extensive research and due diligence in the areas in which we are investing.

There is no reward without taking a risk. Yes, we believe that to be true, but we also believe that through concentrated knowledge, the level of risk is substantially reduced and you can assess an educated risk. There is all the difference in the world between taking risk and being risky.

More can be accompished together than apart. It's what we call leverage. By working together with accredited investors, all parties are positioned to benefit from private syndications. This allows for us and our investors to buy bigger properties than otherwise possible with the intention of increasing our cash flow and profits.


Each opportunity will vary and specific profit expectations will be calculated once a property is identified. Because we are SEC compliant, these profit projections along with a complete property package outlining the details of a specific asset will be provided to interested investors once the company is in receipt of a signed accreditation form.

The definition of an accredited investor currently is

  1. an individual that has an annual income of no less the $200,000 and has had this income for at least the last 2 years and expects this income level to continue OR
  2. a couple that has an annual income of no less then $300,000 and has had this income for at least the last 2 years and expect this income level to continue. OR
  3. an individual with a net worth of no less then $1 million, excluding the value of their principal residence.
